What is a Listed Building Survey?

A Listed Building Survey is a specialist assessment of an architecturally, culturally or historically significant building.  It is the highest level of building survey and is equivalent to a ‘Level 3 Building Survey’ with additional information relevant to buildings with listed status. Our Listed Building Survey is undertaken by RICS-accredited Building Surveyors.

When Do I Need a Listed Building Survey?

If you are purchasing a listed property, it’s strongly recommended to invest in a comprehensive Listed Building Survey before completion. This helps you understand the property’s condition, the estimated maintenance or repair costs and the feasibility of future renovations. You can then make an informed decision about your purchase. 

If you are a homeowner of a listed property, it can be in your legal interest to have a Listed Building Survey carried out before you begin any renovation work as Listed buildings are protected by law. The report will identify any areas of concern and help guide your renovation efforts to best preserve the cultural heritage of your listed property.

Because of the unique nature of listed buildings and their age, it’s recommended to invest in a specialist Listed Building Survey undertaken by RICS-accredited surveyors. The survey provides the same level of detail as a Level 3 Building Survey and specific guidance relating to purchasing, renovating or extending a listed property.

A Listed Building Survey will assess the suitability of the listed building for modern use and make recommendations for future upgrades or renovations to bring the property up to modern standards. The surveyor will also consider the building’s cultural heritage when making these recommendations and provide advice on conservation and maintenance. 

It’s not recommended to purchase a basic Homebuyer’s Report for a listed building as this is not in-depth enough. Homebuyers Surveys are only recommended for homes built within the last 50 years which doesn’t typically include listed properties.

A listed building is a property or structure that is considered to be of national importance because of its historical, architectural or cultural significance. The Department for Culture, Media and Sport (DCMS) is responsible for designating buildings as listed. A listed status is designed to protect the building’s heritage and preserve its value so that it can be enjoyed by future generations. Listed buildings are given enhanced legal protection and you need to apply for Listed Building Consent to make changes to a listed property.

Listed buildings are chosen based on the criteria chosen by the Department for Culture, Media and Sport (DCMS). There are currently over 370,000 entries for listed buildings on the National Heritage List for England. They are selected based on the building’s:

  • Age 
  • Special architectural features
  • Historical significance
  • Rarity 
  • Cultural importance

There are three types of listed buildings in England and Wales:

  • Grade I. This covers buildings of exceptional interest and merit. Only 2.5% of listed buildings are Grade I.
  • Grade II*. This includes particularly important buildings with more than a special interest. Grade II* buildings are more important than Grade II buildings. Just 5.5% of all listed buildings are Grade II*.
  • Grade II. These are buildings of special interest. This makes up the vast majority of all listed buildings. 92% of all listed buildings are categorised as Grade II.

A Listed Building Survey can cost between £600 and £1000 in London and the surrounding areas. The exact cost will depend on the size and cost of your listed property. Larger properties or properties with a value of over a million pounds can cost more to survey.
